Saskatoon’s commercial real estate investment market experienced a near record benchmark in sales value in 2025 with $577.6M in total sales, compared to $405.1M in transactions through 2024 and $372M in 2023. The most notable shift occurred in the multi-family sector, where transaction volume increased 45% from 2024 with $284.3M in sales through 2025. Nearly 50% of the $577.6M total sale value in 2025 were multi-family sales, compared to 30% in 2024. Multi-family development has been the strongest asset category through 2025 for both investors and developers, with approximately 1,200 new units that completed construction in 2025 and early 2026 in the Aspen Ridge/Evergreen neighbourhoods.
