Cushman & Wakefield Saskatoon announces a new Tim Horton’s location at 970 45th Street West, Saskatoon SK.
Saskatoon, SK – Cushman & Wakefield Saskatoon announces Saskatoon’s newest Tim Horton’s location 970 45th Street West, at the Saskatoon Airport. The 2,250 square foot Tim Horton’s with drive-thru is slated to open early 2027. This is the first tenant on lands leased through the Saskatoon Airport Authority and developed by third-party real-estate developers, Round Table Management Ltd. and DCAL Developments Inc.

The land is located on the corner of 45th Street West and Airport Drive and development will begin shortly. “We expect this Tim Horton’s to cater to much of the traffic entering or exiting the Airport in addition to the many employees and hotel guests that are within the Airport Industrial area of Saskatoon”. A planned gas bar will also occupy the land once an operator is finalized.

A recent report published by Cushman Wakefield Saskatoon indicates that Saskatoon’s retail vacancy rate fell 73 basis points (0.73%) in a year to 3.37% by December 2025. The report concludes that Saskatoon’s retail sector has limited opportunities for retail and that quality locations have been quick to lease.
