The strong ongoing demand for industrial space in Saskatoon has reduced vacancy to 2.54%, or approximately 622,304 SF. 52% of available inventory (or 323,136 SF) consists of industrial properties built within the last three years with advertised net asking rates over $15.00 NET PSF. An additional 443,983 SF of industrial space has either commenced or expected to commence in 2026, which likely will do little in shifting the balance of power from a landlord’s market.
